This week saw 11 new listings brought to Monterey Peninsula. Primarily in the Carmel, Monterey & Pacific Grove communities. The average listing price was $1,776,000 or $829.20 a square foot. The highest priced listing was $4,195,000 or $900.21 a sqft for a Pebble Beach home on Viscaino Rd. Though this home was significantly outmatched by a Carmel Cottage south of Ocean Ave. Which had just sold one year prior when built new. This cottage has now been brought back to the market with an asking price $3,595,000 or $2,246.88 sqft. 

The most sales activity was had in the entry level portion of the market and spread amongst Monterey and Seaside with a single sale in each of the Pebble Beach, Carmel & Carmel Valley communities. The sale in Carmel Valley was of a Post Adobe home on Brookdale Dr. In need of improvements, though priced fairly, the home has a great deal of potential in the right hands. 

Of the closed sales, the highest sold home was a property in Monterra off Mills Rd.  The property closed at 94.5% of its original asking at $3,400,000 or $594.20 a sqft after a brief 54 days on market.
