This week brought 14 new listings to the market. Located primarily in the Carmel & Pacific Grove communities. The highest priced listing is on Lisbon Ln, asking $4,975,000 or $747.56 a sqft. The active listings reflect a mixture of second homes and investment properties. Not uncommon for Carmel & Pacific Grove as both have a large second home populace. Of the active listings, some are renewed efforts to sell and all but one are vacant. The vacancy datapoint piques our interest. A possible result of the county’s revised SIP ordinance. Or a potential indicator that a sampling of the second home market is trying to exit. This is something we’ll continue to monitor closely.
We again see most the sales activity in the lower end of the market. Though two properties are worth noting. One located within the Golden Rectangle of Carmel on Casanova near 10th. This property has a 3B/2BA main house with an attached guest house and two car garage. All sitting on an oversized 5,000sqft lot. A lot to offer and a fair asking price of $1,950,000. The second sale of note is a large estate off Ronda Rd in Pebble Beach. It’s asking price was $12,500,000.
Of the closed sales, the highest priced sale was of a home located in the Carmel Highlands on Spindrift Ln. This iconic oceanfront estate with private observation knoll close at $7,400,000 or $1,663.67 a sqft.
