This week we saw nine new listings brought to the Monterey Peninsula. One less then last week. With Carmel Valley having 55% of the new listing total. The average listing price for new listings is $1,824,433, with an average price per sqft of $603.61. The highest asking price of the new listings is for a home in The Preserve on Pronghorn Run. This home is being brought back to the market after having been previously listed. It’s asking price remains unchanged at $5,400,000 or $534.18 a sqft.
We again see most the sales activity occurring in the lower end of the market with 66% of the total sales occurring in Pacific Grove & Seaside.
Of the closed sales, we saw twenty two total sales with an average price of $2,158,266 or $805.32 a sqft. The highest priced sale was an estate in Pebble Beach which closed just shy of $10.9 million or $974.08 a sqft. We do need to point out that the price per sqft metric is deceptively low due to the homes large size at 11,184sqft.
